Savvy — Property Services Website with Sanity CMS, Next.js & Zoho CRM

Client — SavvyTimeline — Phased build, 2026Year — 2026
The client

Savvy provides independent technical property inspections, snagging, project management and evidence-based asset valuations for homeowners, investors and developers across the UAE.

Operating in a market defined by a major 2026 handover surge and a high volume of off-plan buyers purchasing sight-unseen, Savvy's proposition is precision: risk-prioritised reporting that protects capital.

The challenge

Savvy needed a digital presence that matched the technical credibility of the service itself — a site capable of clearly explaining a multi-service offering (inspection, project management, valuations and related property services) across multiple UAE locations, while converting visitors into qualified enquiries. Two requirements shaped the build:

  • A content structure the team could own. With services, locations and market messaging that shift as fast as the Dubai property market itself, Savvy's team needed to publish and edit pages without relying on a developer for every change.
  • Leads that reach the right team, instantly. An enquiry from a homeowner in Palm Jumeirah and a developer handover in Dubai Hills Estate need to land with the right people — sales or service — without manual re-entry, delay or drop-off.

Property decisions in this market compound quickly, so the site itself had to reflect the same standard of precision Savvy sells: fast, credible, and built to route interest into action the moment it happens.

What we built

Savvy sells precision. The site had to demonstrate it — explaining a multi-service offering across four emirates clearly enough to win a high-value decision, then moving the resulting enquiry to the right desk without a human touching it.

  • A Next.js front end paired with Sanity as the headless CMS, giving Savvy a fast, SEO-ready site and full editorial control over services, locations and landing pages.
  • A content model built around Savvy's actual service lines — Property Inspection, Commercial Inspection, Project Management, Valuations, Renovation & Fit-Outs, Interior Design, Departure Service, and Repair & Maintenance — plus location pages for Dubai, Abu Dhabi, Ras Al Khaimah and Sharjah.
  • Lead-capture forms across service and location pages, wired to a direct Zoho CRM integration so every enquiry is created as a lead in Zoho the moment it is submitted.
  • Lead routing logic within the integration so enquiries reach the correct internal team — sales or service — based on the service the prospect is interested in, removing manual triage.
  • A responsive, performance-optimised build designed to present Savvy's certifications, market data and service detail with the same clarity the company applies to its own inspections.

A content model, not a page tree

Eight service lines across four emirates is a combinatorial problem. Built as hand-coded pages it becomes a maintenance burden that grows every time the business adds a service or an emirate — which, in this market, is often.

So services and locations are modelled as structured content in Sanity, not as a folder of templates. A new service line is a new document, not a new deployment. Market messaging that needs to change the week a handover wave lands can change that week, by the person who knows what to say — not by a developer with a free afternoon.

From enquiry to the right desk, automatically

A shared inbox is where property enquiries go to cool down. A homeowner requesting a snagging inspection and a developer scheduling a block handover are different conversations, owned by different teams — and the cost of guessing wrong is a lead that goes quiet.

Every enquiry becomes a Zoho CRM lead the moment it is submitted, then routes by service interest to the sales or service team — no shared inbox, no manual triage.

In practice that is three steps, none of them manual:

  1. Capture. A form on any service or location page posts straight to the integration — no spreadsheet export, no inbox parsing.
  2. Create. The enquiry becomes a Zoho CRM lead record immediately, with the service of interest attached as structured data rather than free text buried in a message body.
  3. Route. That service determines the owning team, so the lead lands in the right queue on arrival instead of waiting for someone to read it and forward it on.

Why it works

The site does two jobs at once. It presents Savvy's services credibly enough to convert a visitor who is actively weighing a high-value property decision — which is a UX problem before it is a build problem. And it removes the operational lag between “someone is interested” and “someone follows up.” Leads flow straight into Zoho CRM and into the right team's queue, so sales and service can respond while the enquiry is still warm — with no spreadsheet, inbox or manual hand-off in between.

The approach

01

Headless foundation

We paired Next.js with Sanity as the headless CMS, structuring content around Savvy's service lines and UAE locations so pages can be published, edited and expanded without developer involvement.

02

A model built on the service lines

Eight service lines and four emirates are modelled as structured content rather than hand-built pages — so a new service or location is a new document, not a new deployment.

03

UX for a high-consideration decision

Property inspection and valuation are trust-led purchases. We designed the experience to move visitors from market context and credibility — certifications, data, service detail — straight into a low-friction enquiry, rather than burying the call to action.

04

Zoho CRM lead integration

We connected the site's enquiry forms directly to Zoho CRM, so every lead is captured as a record automatically — turning the website into a live source of qualified pipeline rather than a static brochure.

05

Routing by intent

The service a prospect enquires about decides which internal team owns the lead. Sales and service each see what is theirs on arrival, with no shared inbox and no manual triage step in between.

06

Responsive build & performance

A fast, mobile-first front end tuned to present certifications, market data and service detail with the same clarity Savvy applies to its own inspection reporting.

Questions

Do you build property services and inspection websites in Dubai?

Yes. Karve designs and builds websites for property and real estate businesses across the UAE, including inspection, valuation and project management providers like Savvy.

Why use a headless CMS for a services website like this?

A headless CMS like Sanity gives Savvy's team full in-house control over service pages, locations and market messaging, while the Next.js front end keeps the site fast — important for a business whose content needs to move as quickly as the market it serves.

Can you integrate a website directly with Zoho CRM?

Yes. For Savvy we built enquiry forms that feed leads directly into Zoho CRM, with routing logic that sends each enquiry to the correct sales or service team automatically.

Why route leads by team instead of a single shared inbox?

Property enquiries range from a first-time inspection request to an existing client needing service follow-up. Routing leads in Zoho by intent means the right team sees the enquiry immediately, rather than it sitting in a general inbox waiting to be triaged.

Can you integrate other CRMs, or only Zoho?

Zoho was the right fit for Savvy because it was already the team's system of record. The same pattern applies to other CRMs — capture the enquiry on the site, create the record through the CRM's API, and route it by intent so the right team responds first.

Can the website scale as Savvy adds new services or locations?

Yes. Because the site is built on a structured Sanity content model rather than hard-coded pages, new services, locations or campaigns can be added without rebuilding the underlying site.

Who manages the website content after launch?

Savvy's own team does. The Sanity setup lets non-technical staff edit and publish services, locations and landing content directly, while Karve remains available for new features or larger changes.
